SELLING YOUR HOME
You’ve selected your broker, now what?
Week Two: Preparing to List Your Home
You’ve selected a broker who has your best interests at heart. You trust your broker to maximize profits on the sale of your home. Now, how do you prepare your listing for the market and maximum exposure?
Make the best first impression on buyers. With 98% of homebuyers beginning their search online, this becomes even more important.
Today we outline important steps in the pre-listing process so that your home is ready to hit the market.
1, Eliminate Distractions
Potential buyers are assessing your home and envisioning themselves in it. Allow your buyer to stay focused on your home. Clean. Organize. Repair.
– Clean and make spaces look as simple and large as possible so that buyers can envision the space.
– Remove anything that can be controversial: political books, animal heads, religious relics.
– Address minor repairs. Don’t allow a buyer to speculate about the quality of your home by leaving minor fixes untouched.
2, Schedule Pre-Inspections, Fill Out Disclosures
A pre-listing inspection provides sellers with upfront information about the condition of their property, which gives them more control over repairs and potentially strengthens their negotiating position.
There is high value in a pre-listing inspection. The seller becomes aware of any issues in advance to negotiating a purchase agreement. This allows the seller to resolve any issues before listing, or to account for repairs in the listing price. For many sellers, the lessened stress of negotiating repairs within a sales agreement holds high value. Homes that have a pre-listing inspection tend to sell faster and enable a smoother transaction.
3, We deal with a large percentage of sellers who are second-home owners. Here’s what we do to get your home listing ready on your behalf.
We deal with many sellers who are second homeowners. Understanding that some homeowners are distant, here’s what we can do on your behalf to expedite the listing process:
