SUMMER IN TAHOE
As the summer season comes to a close here in the Tahoe Truckee region, we are beginning to see the market pick up momentum following a grim and smoky August. With the evacuations spanning from South Lake Tahoe to the West Shore, and overwhelming smoke levels from the Dixie and Caldor fires, the market took a pause for the beginning of September.
Seasonally, we see a slowdown in August as schools start and second home owners return to primary residences. This year, the extreme conditions with the fires caused this typical slowdown to extend a couple of weeks more than normal. Visitors were encouraged to leave or stay away from the Tahoe area by local authorities; paired with the wildfires, this caused days on market for listings to increase, with fewer listings hitting the market in early September.
Many buyers are considering how the fires and local evacuations will impact the future of the market. We are once again seeing the historic up-tick in buyer interest as we head into the final busy season of the year. Newly released exemptions in the Short-Term Rental Moratorium in Placer County are providing buyers with both good and bad news. Homeowners with a valid STR permit can sell their properties but the STR permit will not transfer to the new owners. There is a current moratorium in place for new applications for STR permits.
