FALL IN TAHOE
The national housing market is above pre-pandemic conditions, but settling down when comparing August 2021 to August 2020 (sales fell 1.5%). Compared nationally to the first three quarters of 2019, home sales are still up 12%.
While home prices continued to rise in Q3 of 2021, the pace of the rise waned. In 2020, home prices had risen 20-25% from 2019, whereas in Q3 of 2021, the increase was just under 15% nationally. What does this mean? Economists note that while the housing market grew fiercely competitive over the past year, “there are now signs of the competitive fervor easing, if only because soaring prices have left many would-be buyers discouraged” (read the full article here). With sellers receiving less offers than the aggressive offers we were seeing at this time last year, and less buyers refusing to waive their rights to a home inspection, the competition is cooling.
While it’s hard to predict what will happen next with the still unprecedented market we are experiencing, we can expect current sales to outpace the inventory available on the market, meaning our current listing inventory is well beneath demand. In Q3, nearly 90% of homes sold nationally were on the market for less than a month. In Tahoe, with drastically low inventory, we continue to expect multiple offers on reasonably priced homes.
