Week One: Hiring the right team to list your home.
You’ve decided to sell your home. Now you have an even more important decision: who do you partner with to sell your most personal asset and who do you trust to maximize profits on the sale of your home?
How do you hire the right person? We believe you need to interview more than one group. Anytime prospective clients ask us how to approach the brokerage and agent selection, we offer the following advice:
1, Request a proposal from more than one group.
Ideally, you should request a listing proposal from three groups in different brokerages. Request that they include informative answers to questions about your home, your local market, and ask them specific questions you have. Of those who submit a proposal, some will not have answered your basic requests or responded to your specific questions. This will tell you which of the agents can listen to what you, the client, wants. Many agents will simply send you a generic listing proposal. Many will even try to value your home without seeing the inside, understanding the finishes, floor plan, and location. Note who tailored their proposal to you, your questions, and the uniqueness of your home.
2, Work with a broker who listens and keeps your goals in mind.
You want to work with a broker who listens and keeps your goals in mind. Of those who passed your first screening, set up an in-person interview. Take them on a tour of your home and point out the unique features. Pay attention to whether the agents can listen to what you need before they start talking about themselves.
– Can they pay attention when you talk?
– Do they have your best interests in mind?
– Are they asking the right questions?
– How is their brand differentiated from others?
– How will they obtain the best offer for your home?
3, You should feel good about your selected listing agent and know that they are on your team.
When you finish meeting with the agents you should feel good about the agent and be confident that they are interested in you, not just your listing. You will have seen their marketing initiatives and heard how they will work to get the most exposure for your home.
Each brand, brokerage, and agent will have great differences in marketing outreach and tactics; these need to be taken into consideration. The days of working with your friends, or the agent that you previously worked with, are passed; the market is changing daily, both you and your home deserve the best service and exposure.
The combination of an agent who listens, understands you and your home, and has a demonstrably strong marketing system should all be taken into consideration when selecting your listing agent.
